What’s included in a boiler service?
A boiler service is routine maintenance carried out to the appliance manufacturer’s instructions. It helps identify problems and keep the appliance operating as intended. But it isn’t the same as booking a repair, and it isn’t automatically a landlord gas safety check.

The manufacturer’s instructions set the scope
There is no identical checklist for every boiler. The model, fuel type, age and service requirements determine the inspections, tests, cleaning and any scheduled replacement of seals or components.
For a gas boiler, use a Gas Safe registered engineer qualified for that work. Ask what is included in the quoted service and whether additional parts or work would be agreed separately.
What does the engineer check?
Depending on the appliance instructions, work can include checking its condition, flue and ventilation arrangements; inspecting for leaks or deterioration; checking operation and safety functions; and taking the required combustion readings. Cleaning and internal inspection should follow the specified procedure.
Simply seeing the boiler fire up isn’t a complete service. Equally, every boiler doesn’t need exactly the same strip-down at every visit. The manufacturer’s requirements and findings govern what is needed.
Tell us about faults when booking
Mention pressure loss, unusual noises, intermittent lockouts or unreliable hot water before the appointment. A service slot may not allow enough time for a separate fault-finding investigation or repair.
Giving the make, model and fault code in advance helps us plan. Don’t assume that a routine service price includes repairing every existing problem.
How often should it be serviced?
Follow the manufacturer’s schedule—normally annually for domestic boilers. Check the specific guarantee terms too: keeping service records may be a condition of cover.
A service records the appliance’s condition at that visit. It cannot promise that no part will fail during the following year.
Is it the same as a landlord gas safety check?
No. Servicing is maintenance; a landlord gas safety check has a separate purpose and record. They can be arranged together, but the booking must include both where required. A boiler service alone should not be assumed to cover other gas appliances in the property.
What should you keep afterwards?
Keep the service record and any findings or recommendations with the boiler paperwork. Ask for an explanation of anything needing attention and whether it is urgent.
Clear access around the boiler before the appointment, and have previous records available if possible. SMC can advise whether to book routine servicing, fault-finding or a combined visit.
